Nightly Lets:

Individual flats and houses are provided on a nightly basis representing an annex of a B&B hotel, on average one in four properties provided through the scheme are new builds. The scheme provides a step nearer to an independent home for tenants that are either leaving Care or currently in B&B's and HMO's.

Placements vary in duration although are generally between six and twelve months in length. Daily room charges vary based on the size of the property and include a breakfast allowance and all amenity costs. A full care and maintenance package is provided including a 24 hour emergency call out service with a dedicated location manager.

Properties are provided on a six month lease with monthly rent payments and an additional weekly management fee payable. The scheme provides a more stable and longer term solution for the homeless, leaving Care, B&B or Nightly Let accommodation. Amenities are payable by the tenant, providing a higher level of independence in creating their own home environment.

Properties are provided on a three year or five year lease with monthly rent payments and an additional weekly management fee. The scheme provides a longer term solution for the homeless ensuring a fixed abode for a minimum three year period. Amenities are payable by the tenant, providing a higher level of independence in creating their own home. This option also ensures a more stable family environment enabling children to settle in one area and one school for a longer period.

 

 

B&B/HMO's (inclusive of care services where required):

Individual rooms are provided on a nightly basis with shared kitchen and bathroom facilities (these are limited to a ratio of no less than one kitchen/bathroom for every five tenants). This option provides short term solutions for immediate or emergency placements. Room charges include a breakfast allowance and all amenity costs.

Due to the delicate nature of the circumstances surrounding many of our tenants we understand they may require specialist services. In response to this we have developed close ties with recruitment agencies that specialise in the provision of public sector health and care staff. With this in mind we can provide the following additional services:

Provision of permanent or temporary Social Care Staff (all social workers are state registered and accredited by BASW).

Tenant Care Reports provided by on-site or visiting Social Workers.
