enables us to successfully market your property and achieve the
highest possible rent. Our aim is to ensure that we find suitable
professional working tenants, in the shortest possible time, so that
our clients enjoy the benefit of receiving a return of their
investments.
Our Services
We offer three levels of letting service. The type of service you
require will depend on how involved you wish to be in the day-to-day
management of your property. We will be happy to discuss with you the
type of service that will best suit your requirements. We maintain a
flexible attitude and are generally able to adapt our service to meet
our client’s individual circumstances and needs. |
Our Let Only Service includes
1. Providing a rental valuation of the property and giving advice as
required.
2. Preparing detailed property particulars.
3. Advertising and marketing the property, including arranging and
conducting viewings, until suitable Tenant(s) are found.
4. Advising on safety regulations applicable to rental property, namely
fire and furnishings, electrical and gas safety.
5. Interviewing prospective Tenant(s) and undertaking full credit
reference checks. Where necessary, the additional security of a guarantor
will be requested.
6. Preparing the Tenancy Agreement and arranging for signature by the
Tenant(s) in accordance with current law. Renewing the Agreement where
required at the end of the Term.
7. Arranging for the preparation of a fully itemised inventory of the
property and its contents prior to the commencement of Tenancy. Meet with
Tenant(s) at the property at the start of the Tenancy and check the
property against the original inventory, if requested. There is an
additional charge for this service.
8. Collecting the first month’s rent along with a security deposit, as
cleared funds, from the Tenant(s) and forwarding to the Landlord’s
nominated bank account.
9. Arranging completion of the standing order mandate for the monthly rent
payable by the Tenant(s).
10. Arranging for the initial inspection of all gas appliances within the
property by a CORGI registered engineer who will issue the Landlord’s Gas
Safety Certificate. There is an additional charge for this service.
In addition to the Let Only
Service, our Letting and Rent Collection Service includes:
1. Collecting the rent monthly and forwarding to the Landlord, less any
fees or expenses due or incurred for the period. The net rent will be sent
to the Landlords nominated account by direct bank transfer the same day
and will take 3 to 4 working days to clear. A detailed rent statement will
be forwarded to the Landlord or their accountant.
2. Making payments on behalf of the Landlord, on request, from rents
received for costs in managing the property, such as service charges,
maintenance charges and ground rent of leasehold properties and insurance
payments.
3. Attending to the return of the security deposit, minus any deductions
for damages, if the deposit if held by Ideal Property Consultants
4. Taking appropriate, initial action in the event of rent arrears. Where
such arrears occur informing the Landlord or their nominated
representative, who will be responsible for taking any further action and
meeting any costs involved.
In addition to the Letting and
Rent Collection Service, our Full Management Service includes:
1. Advising utility companies (electricity, gas, water and the local
Council) of the transfer of accounts to the Tenant(s) at the beginning of
each Tenancy.
2. Taking a security deposit, equivalent to one calendar months rent, from
the Tenant(s), as cleared funds, to be held by the Agent until the end of
the Tenancy when the property and contents have been checked for
unreasonable wear and tear.
3. Inspecting the property every three months and producing a full report
as to its condition.
4. Co-ordinating repair and maintenance work which may be required at the
property, including liaising with tradesmen and Tenant(s), obtaining
estimates where necessary, supervising works and settling accounts from
rents received. Your instructions will always be sought prior to the
commencement of works unless they are deemed to be urgent and we are
unable to contact you on the details we hold.
5. Arranging for the renewal of the Landlord’s Gas Safety Certificate,
where appropriate, on an annual basis, by a CORGI registered engineer.
There will be an additional charge for this service.
6. Dealing with any necessary insurance claim on the Landlord’s behalf, at
a charge equivalent to 10% of the value of the claim.
7. Taking appropriate, initial action in the event of a breach of the
Tenancy Agreement. Where such breach occurs informing the Landlord or
their nominated representative.
8. Undertaking a full inventory check out at the end of the Tenancy.
Copies of the report will be sent to the Landlord and the Tenant(s) to
mutually agree what amount (if any) is to be deducted from the security
deposit for damages, cleaning or repairs, missing items or any unpaid rent
or bills.
Marketing Your Property
As soon as we receive your written instruction to market the property, we
will contact prospective Tenants registered on our database. We do this
either by telephone, email, or SMS text messaging.
We will also start the process of putting the property on our website by
preparing the appropriate details, including taking photographs and room
dimensions. Each property is advertised on the website with external and
internal pictures along with a full description. In this way your property
is available for viewing by prospective Tenants both internally and
externally 24 hours a day.
We also place weekly colour/mono advertisements in the local advertising
media, which are widely distributed to homes in the London Borough of
Redbridge, Waltham Forest, Barking and Dagenham and Newham areas.·

Safety Regulations
The Furniture and Furnishings (Fire)(Safety)
Regulations 1988 (amended 1993)
Under The Furniture and Furnishings (Fire)(Safety) Regulations 1988 it
became law that any furnishings (except any furniture manufactured prior
to 1950) left in a property must comply with British Standards. This
includes items such as beds, pillows, mattresses and sofas, which must
carry a permanently fixed label detailing that the item complies with the
legislation.
The Gas Safety (Installation
and use) Regulations 1998
It is law that all gas appliances within a property are checked at least
once every twelve months by a CORGI registered engineer and a certificate
given to the Tenants to show that the inspection has been carried out.
This covers all gas appliances and pipe work. We must have a copy of this
document on our file before a Tenant can move into a property.
We can arrange for the inspection to be carried out by our recommended
CORGI registered engineer. There is an additional charge for this service.
If you prefer, the inspection can be carried out by your choice of CORGI
registered engineer.
The Electrical Equipment
(Safety) Regulations 2004
It is now a mandatory requirement that all electrical appliances are
safety tested. We can arrange this on your behalf if you require, and will
advise you of the costs involved on request. Any electrical appliances in
a property at the commencement of a Tenancy must be in good working order
and comply with current electrical safety regulations. Should any
electrical equipment have a fault, which results in injury or fatality,
the person responsible for supplying the equipment could be prosecuted.
Insurance
The Landlord is responsible for insuring the building and any of their
contents left in the property. The Tenant is responsible for insuring all
items they bring into the property and also their liabilities towards the
Landlord’s contents, fixtures and fittings. We recommend to Tenants that
they arrange insurance with Premier HomeLet through us. We are also able
to offer specialist Landlord insurance through Premier HomeLet, details
available on request.
You must notify your insurance company that your property is let to
Tenants otherwise any policy you hold will be deemed void.
Maintenance
We have in-house maintenance and building services teams to undertake any
maintenance, refurbishment or building works at your property. This means
we can control the reliability and quality of work undertaken. A full free
estimate of costs can be provided on request.
